These terms govern your use of saathhomes.com, operated by Saath Homes ("we", "us", "our"). By creating an account or using our site, you agree to these terms.

1. What Saath Homes does

Saath Homes brings buyers interested in the same real estate project together to negotiate group pricing with the developer. Saath Homes retains a share of the negotiated discount, and the price offered to the buyer includes that share. Saath Homes does not charge brokerage to the buyer. The ₹2,000 group joining fee is separate. We are not the developer or seller of any property listed on our site, and we do not act as a registered real estate agent or broker unless separately disclosed.

2. Group-joining fee and no obligation to buy

The joining fee is ₹2,000 for each buyer group you join. Paying for one group does not cover another. This fee does not commit you to buying a home. If you buy within 90 days of joining, the fee is kept. If you have not bought within 90 days, you may request a full refund of that group’s joining fee, returned within 7 days of your request.

The group process and token payment

A group has five buyers. Once five buyers join, we consult each person individually. We then share the separate token amount and its terms before each buyer pays. We negotiate with the developer and share the final offer with all five buyers. We lock the price only after everyone agrees to go ahead. Paperwork is completed with the developer’s team, with the group kept involved throughout. Each buyer purchases their own home.

The token is separate from the ₹2,000 joining fee. Its amount and terms, including any refund conditions, are shared after consultation and before payment. The 90-day joining-fee refund policy does not automatically apply to the token. Group formation dates, developer acceptance and discounts are not guaranteed.

Prices and possible discounts

Potential group discounts may range from 2% to 10%, depending on the project, available homes and developer agreement. This is a possibility, not a promise: a discount may not be available. The final offer shows Saath’s share and your actual savings before you decide. The joining fee, taxes, registration and other purchase costs are separate.

Published reference information is not a unit reservation or a current developer offer. Price on request means a current quote must be obtained for your chosen configuration, floor, payment plan and applicable charges.

Broker introductions

Brokers may introduce clients to Saath Homes. Saath Homes does not charge brokers brokerage or take a share of the brokerage a broker charges their client. The broker retains 100% of the brokerage agreed directly with that client. Any such brokerage is separate from the home price and Saath Homes group joining fee.

3. Your account

You're responsible for keeping your account credentials secure and for the accuracy of the information you provide, including when signing up with a mobile number, email address, or through Google Sign-In. You must be at least 18 years old to create an account.

4. Acceptable use

You agree not to misuse the site, including by submitting false information, attempting to interfere with its normal operation, or using it for any unlawful purpose.

5. No guarantee of pricing or availability

Prices, availability, group sizes, and possession timelines shown on the site are indicative and sourced from developers or public listings. They may change without notice, and final terms are always confirmed directly with the developer at the time of purchase.

6. Intellectual property

The Saath Homes name, logo, and site content are our property or used with permission, and may not be copied or reused without our consent.

7. Limitation of liability

Saath Homes is not liable for any loss arising from your reliance on information provided on this site, or from the outcome of any negotiation, group formation, or property purchase. Our role is limited to organising buyer demand and facilitating introductions.

8. Changes to these terms

We may update these terms from time to time. Continued use of the site after changes means you accept the updated terms.

9. Governing law

These terms are governed by the laws of India.
